Property Description
We have a great opportunity for someone looking for a smaller high-fenced hunting ranch in one of the prettiest parts of the Texas Hill Country. Located between Llano and Valley Spring, just about 10 minutes from Llano, these ranches can be purchased separately as approximately 100-acre tracts or combined into one 200-acre ranch.
The ranch has a quality whitetail herd with improved genetics, along with some exotics that are also on the property. For someone who enjoys hunting and managing wildlife, there is already a good foundation in place.
The owners are selling these 200 acres out of their larger ranch, which consists of close to 900 acres. One thing I really want to point out is that the current owners will continue to be neighbors and want to work with the new owners to make sure the buying experience and transition go as smoothly as possible. They have put a lot of time and effort into this ranch, and being good neighbors is important to them.
The ranch has been well maintained over the years through good land stewardship and management. That work has brought the property back to a healthy, vibrant Hill Country ranch with the kind of country that makes this part of Texas so special. Live oaks and post oaks are some of the more prominent hardwoods, along with a good variety of native browse that benefits the wildlife.
The topography is a good mix of higher elevations with long-range views and beautiful bottoms scattered with large live oaks and post oaks. There are granite outcroppings throughout the ranches, along with some good sandy loam areas that could be developed into food plots or feeding areas. It's a really pretty piece of Hill Country land with plenty of character and variety.
As far as water goes, there is currently one windmill that supplies water to an earthen tank. An additional water well would need to be drilled on the second tract. Based on the draws and the large trees scattered throughout the property, we feel there is a good opportunity for underground water, although a new well would need to be evaluated and drilled.
Both ranches will have their own private entrances directly off county roads, which is another nice feature if someone wants to purchase just one of the tracts.
I just want everybody to know that if you enjoy hunting, being outdoors, and spending time in a beautiful part of Texas, I think these ranches deserve a serious look. Llano County is a special place, and opportunities to purchase smaller, well-managed high-fenced ranches with established wildlife don't come along every day. Add in the fact that you will have good neighbors who genuinely care about the land and the people who buy it, and I think you will have a hard time finding a better opportunity.
