TOPOGRAPHY
The land rolls gently across open meadows and oak-dotted pastures, with a blend of improved grasses and native growth. Elevation on the southern portion offers distant views and prime building sites, while mature live oaks and post oaks offer shade and natural beauty throughout the ranch. Fenced and cross-fenced with four pastures and all new gates, this setup supports both livestock and wildlife management.

WATER
A key feature of this ranch is its San Saba River frontage, offering access to deep, clear water ideal for fishing, kayaking, or quiet mornings by the bank. A solar well feeds a stocked pond near the house, while additional wells on the property provide ample water for domestic and potential agricultural use. The nearby Ellenburger-San Saba aquifer supports strong, reliable well production.

WILDLIFE
This ranch sees steady movement from whitetail, axis deer, and turkey, with blackbuck antelope increasingly present near the river. The mix of brush, water, and open pasture makes this a strong wildlife corridor, ideal for hunting or simply enjoying the natural rhythms of the Hill Country.
